If you’ve been thinking about selling your piece of North Idaho real estate, you’ve likely put some thought into how the selling process is going to play out and how the local market plays a role in the success of your sale. Although some home sales can move from listing to close in just a few days, selling a home is a major transaction and as such it’s a good idea to manage expectations before starting the process

Selling Above Your Listing Price is Rare

One of the myths about selling a home – even in a “hot” market – is that there’s a good chance that your home will receive multiple offers and end up selling for more than the listing price. While it’s true that there are some homes that sell above list, the reality is that you’re far more likely to sell your home quickly if it is listed at a price that is fair and competitive with other similar homes in the local area.

You May Need to Invest in Upgrades

Depending on the age and layout of your home, you may need to invest in some tasteful upgrades in order to modernize your home so that it appeals to today’s home buyer. You don’t have to run out and have granite counter tops installed in the kitchen or replace all of the appliances, but you should certainly spend some time going over each room to determine where you can improve the decor or usability of the space.

It’s Absolutely Critical That Your Home Looks Its Best

When you’re selling your home every single nook, cranny and corner will be ruthlessly inspected by buyers who are looking to see how well the home has been maintained and if they will be inheriting any flaws or damage if they decide to buy the home. Your home should be about ten times cleaner than the cleanest it’s ever been, which means calling in professional help. Staging can be challenging if you’re going to be living in the home until it’s sold, but if your home doesn’t look 100 percent when buyers come to view it you may find you have trouble selling.

A Little Flexibility Goes a Long Way

Finally, it’s helpful to remember that being flexible is going to make the selling process far easier, especially once you move into the negotiation phase with the buyer. Trust in your real estate professional’s advice and be willing to bend a little if needed. It can help you to get your sale far more quickly than by taking a firm, unbending approach.
